Built by an STR operator, not a course seller.
AirbnbTutorials is a set of operator-built decision tools and contextual education for short-term rental investors and hosts. The analysis logic, risk defaults, and decision frameworks come from real STR operating, not a course curriculum designed to sell confidence.
Why this exists
Most STR information online is either too generic to be useful or too promotional to be honest. Revenue estimates get inflated. Risks get minimized. The hard decisions, like whether a lease is defensible or whether the deal structure actually pencils, rarely get rigorous treatment.
AirbnbTutorials was built to fill that gap with tools that interrogate deals instead of automatically validating them.
The CasaLogix relationship
The analysis logic behind AirbnbTutorials is supported by CasaLogix, the operator intelligence layer built by the same team. CasaLogix stays behind the scenes; AirbnbTutorials is the education and decision-support layer investors and hosts interact with.
The operator behind it
Luis Guajardo has operated short-term rental properties across U.S. and Mexico markets, including luxury and mid-market properties, buyer and arbitrage models, and urban and resort markets. The tools and defaults in AirbnbTutorials reflect years of real deal decisions.
AirbnbTutorials is not built to convince you that STR is easy. The tools exist to help you think more rigorously about deals before money is committed.
What makes this different
Operator logic, not course theory
The risk flags, revenue assumptions, and deal-structure logic come from real operating decisions, not what sounds good in a course.
Tools that interrogate, not validate
The goal is to stress-test a deal, not reassure you about it. Useful tools should surface reasons to slow down, renegotiate, or walk away.
Education in context
Learning appears alongside the tools, where the question actually comes up, instead of forcing you through a course before you can do anything useful.
